2–3 Months

Due Diligence & Acquisition

We conduct thorough due diligence — structural, legal, and financial — and manage the entire acquisition process in Japanese on your behalf. Simultaneously, our design team begins developing the property concept to minimize total timeline.

Phase 04

6–12 Months

Construction & Renovation

We manage the full construction or renovation process with our vetted contractor network. For new builds, the permitting process alone (確認申請) can take up to 3 months. Our project managers oversee every detail to ensure quality, timeline, and budget adherence throughout.

Launch & Ongoing Operations

What is the minimum investment for a custom development?

Investment requirements vary significantly based on location, property size, and scope of renovation. We work across a range of budgets and will provide a detailed financial projection during the Discovery phase.

Do I need to be in Japan during the development process?

No. Our process is designed to be fully remote-friendly. We provide regular video updates, detailed reports, and manage all on-the-ground activities on your behalf. Most of our clients complete the entire process without visiting Japan.

What happens after the property is launched?

We continue to manage all aspects of operations — guest communications, housekeeping, maintenance, OTA optimization, and dynamic pricing. You receive monthly performance reports and can expect a truly hands-off ownership experience.

Can I sell the property after it's developed?

Absolutely. Many investors choose to hold and generate rental income, while others prefer to sell after the property has established a performance track record. We facilitate both paths through our exclusive investor ecosystem.
